About the Role

We are seeking a Head of Real Estate to lead the teams responsible for developing and delivering the real estate strategy and execution for Gap Inc.s portfolio of properties. This position reports to the Chief Business & Strategy Officer and works in close partnership with Brand partners (Gap, Old Navy, Banana Republic, and Athleta), enterprise business leaders, and landlords to ensure strategic alignment. This individual leads a team of high-performing senior leaders across markets and regions, balancing time between real estate strategy and market planning analyses.

This senior leadership position requires a proven track record in real estate management, and the ability to drive cost-effective solutions (best locations/value) and foster a positive workplace environment. This role will develop a data-driven real estate strategy with an omni-channel approach, ensuring the portfolio meets productivity metrics for growth and profitability. They will also work closely with key stakeholders to realize the physical manifestation of the vision and strategy of the Gap Inc. portfolio. This includes (a) delivering future-focused store configurations across brands that maximize market potential, (b) managing cost-effective real estate transactions across stores and facilities, and (c) executing special projects supporting Gap Inc.'s pursuit of sustainable omni-differentiation. This role requires customer-centricity, an inclusive mindset, strong analytical and negotiation skills, and collaborative engagement with internal and external partners.

What You'll Do

  • Develop and implement innovative real estate strategies with an omni-channel approach, aligned with P/L framework and productivity metrics for the brand portfolio.
  • Evaluate existing and future store portfolios using insights-driven proforma analysis to understand profitability, identify opportunities, address underperforming locations, and develop new store concepts within budget and timeline constraints.
  • Lead sourcing, negotiations, due diligence, and closing of development opportunities, maximizing ROI and minimizing costs with a focus on ROD.
  • Oversee real estate finance activities, including budgeting, forecasting, financial analysis, and reporting, ensuring alignment with financial goals.
  • Collaborate with the finance team to develop strategies supporting growth and profitability of the real estate portfolio.
  • Build strong partnerships with landlords, oversee negotiations, and manage real estate transactions.
  • Conduct top-to-top portfolio reviews with landlords to support strategic and long-term objectives, ensuring locations align with LR objectives.
  • Continuously improve the operating model and organizational effectiveness within the Real Estate team and across brands.
  • Create store reviews in Must Win centers across brands with KPIs and action plans.
  • Act as a change agent for testing and learning using APT software.
  • Lead and mentor a team of real estate professionals, fostering a culture of excellence and continuous improvement.

  • Excellent analytical, financial, problem-solving, and negotiation skills; adept at leveraging data for decision-making and storytelling.
  • Entrepreneurial and purpose-driven, with skills in site selection, negotiations, design, and finance.
  • Exceptional interpersonal and communication skills, with experience in fostering collaborative relationships across organizations.
